Assessing a site for your development contains a few basic step to ensure it is complete, even before you start.
It is a bit like having the project complete, before it has even started. May sound a little unrealistic, but the hard work done in this due diligence period is going to pay you dividends.
There are a few MUST BE DONE BASICS that you cannot either overlook or have in place before you can even look at that major step into construction finance. But with either of them, you will have a chain with a broken link.
The Feasibility Study of the site.
Architectural Plans.
Completed Project Valuation.
Quantity Survey.
Possibly Pre Sales.
An approved Development Application.
And all of the details leading into these steps.
Each of these steps can be done. There is nothing stopping you from completing all of them when the right site is chosen. The only difference in doing it or not doing it is simple that.

Monday! Best Day Ever, if you want to make it that way.
I start my Monday with an early surf at Angourire of one of the other Yamba Breaks that may be turning on. I then tend to end up on site to check over progress and anyone that may need a little assistance. But after that, we are on the golf course for nine holes, a few Byrons and then talk it up time.
This is where the magic really happens. Future sites, plans, developments, future life planning for us and everyone connected with us. When you are putting a future there, then you are in control of it and where you are heading.
The Dream Factor plays a huge role and through planning, you get the opportunity to pur your dreams into reality.
Just this week we sat down with our Architect and had a great strategy on Stage II, which you will see below. This gave us both a great revitalisation in where we are heading and also in what we actually have in our hands. Something that before this time we did not have.
We now have a great future and it is only the beginning. It all came about through planning.
There are so many sayings that revolve around this simple but powerfully pivotal point.
"If you fail to plan, then you are actually planning to fail!"
I think that this pretty well sums it up. Any plan. Not matter how vague is better than no plan.
A good plan is irresistible.

This is without a doubt the most fun and exciting stage of any development. Sitting down with the designer and seeing what you are able to achieve on the estate. Whether a small duplex or a multi unit estate. The overall look and flow of the development. And from this, being able to take the potential result back to a viable feasibility.
A brief of these stages:
Your own draft on a few pieces of paper.
The quick overview of the feasibility on a simple spreadsheet.
Your first sit down with the architect, brainstorming the ideas and concepts.
That first look at the drafted professional plans.
A little too and fro to fine tune the concept till all members are happy.
You are now ready to book that first meeting with your local council to discuss the proposal, ensuring that you are within the limits of the zoning and have not overlooked any unforeseen barriers.

I very distinctly remember this one time that I was in the school library, just browsing through encyclopaedias. Viewing different images from around the world and searching for ideas and a path for the future. I was just looking. 17 years old and a whole lot of future there in front of me. I felt that the images would give me a much better concept of what others are doing, rather than just listening to what the teachers were trying to tell me.
"You could be an accountant." "Perhaps you could get an Art Degree!" "Or maybe you could be a teacher."
But how could you teach someone unless you hadn't experienced it yourself.
This was my observation. 99% of the teachers have never left school. They go to school, then go to Teacher's College to learn how to be a teacher, then become a teacher and continue "At School!"
Interesting. But had they ever really worked out there in the real world. Laid some bricks! Made some sales! Build a development!
Pretty well no. But some of then did have some good stories of life and travel.
For me, it just comes back to the Renderings. I pretty well found out that if you are able to draw something up and lay it all down there in front of you, then this is something that might just possibly be able to be achieved.
This is a philosophy of life that can work in so many area. A picture really does paint a thousand words. But I think that when you are painting a picture of something that you want to build in the future, it paints a million.
Creating your Architectural Plans and then taking it that next step and creating the renderings, this truly is where the magic comes from.
All that I can say is to follow the process and enjoy the magic. Sketch out a draft of the development you would like to build. Book in to see the Architect and define the idea with precision. Take it that next step and complete the renderings. Then take a small step back and watch the magic start to happen.

I did say that the design process is the most fun step in the development process. That is, except for the renderings.
The renderings will place you into a 3D realm of what exactly you are going for, as well as give you a continual standard out there in from of you, continually bringing you into an ideal seen. The realization of your estate.

This can be a tough one. Not so much in getting the money to build your development, but in actually understanding the process of a construction loan and how to use the banks money and not yours to build your site.
